Any landlord may accept Section 8 tenants simply by stating so. No formal contract or registration is needed with a PHA office to advertise the property as accepting Section 8 tenants. All that is needed to advertise the property as a Section 8 rental is the landlord's approval to do so.
The Section 8 tenant you want to rent to will get the ball rolling. The tenant will ask you to complete a Request for Tenancy Approval form. You will need to include information, such as the rent you plan to charge for the house and the utilities the tenant will be responsible for paying. Submission of this form triggers your PHA to contact you.
You don’t have to accept every Section 8 Tenant. As a Section 8 accepting property Owner, you have to remember that you don’t have to accept just any applicant, and you shouldn’t. You need to screen these Renters using the same standards and criteria you would any other applicant (minus income).
